Over 1,630 feet of Chattahoochee River frontage on 23.68 private acres, featuring a flat, walkable river bottom, natural rock outcroppings, and water that can be heard from both cabins. This is not simply river access—it is river frontage, and a lot of it.
The two fully remodeled cabins are all about porch living. New front and back porches extend the living spaces outdoors, creating the perfect setting for morning coffee, quiet evenings, outdoor dining, and listening to the river. Both cabins were extensively rebuilt in 2024 with new foundations, wiring, insulation, roofs, porches, appliances, water heaters, and mini-split systems.
The cabins currently operate as an established, self-managed short-term rental business, generating approximately $97,000 in annual gross rental revenue through Airbnb, Vrbo, and direct bookings. Two active White County short-term rental licenses convey to the buyer, and future reservations are already on the calendar.
Much of the property preparation has already been completed, including new culverts, interior roads with a loop to the lower cabin, rock retaining walls, expanded parking, a covered hot tub pad, and an RV pad with water and power. The property also features fiber internet and a year-round spring.
White County has confirmed in writing that a buyer may expand the existing cabins or remove both and build one riverfront residence. The property cannot be subdivided, allowing the 23.68 acres to remain one intact, private tract. Wildlife is abundant, with deer, turkey, and turtles frequently seen throughout the river bottom.
Sold fully furnished and turnkey, including appliances, furniture, hot tub, outdoor furniture, swings, and grills. The Lodgify channel manager and Stripe direct-booking system are also in place. Current property taxes are $4,802, and the majority of the acreage remains undeveloped, with conservation-use assessment available to a buyer.
Approximately 15 minutes from Helen and 90 minutes from Atlanta—23.68 acres on the Chattahoochee River where porch living and the sound of the water take center stage.
